House Rules + Requests

Some rules + requests we kindly ask you follow during your stay.

  • There are two containers under the sink: the blue is for recycling and the black is for trash. There are also trash bins at the end of the drive by the road if you need to empty the trash inside during your stay. Ironically, the black outdoor trash bin is for recycling and the blue bin is for trash.

  • Out of respect for our neighbors, quiet hours begin at 10pm.

  • Please do not flush any products other than toilet paper.

  • The maximum guest limit is 6. This includes any day guests or anyone who may be stopping by. If you intend to have more than 6 total guests accessing the property, you will need to contact us to discuss and receive approval beforehand.

  • Enjoy the space but please leave it as you found it. We kindly request that you not rearrange any furniture.

  • Please make sure that all fires, indoor & outdoor, are completely extinguished if not being tended to.

  • There is no smoking in the house and please collect any butts if smoking outdoors. Please note, the smoke detectors are sensitive and can be set off from the steam/temperature given off from the showers, sauna, or stove.

  • Please keep vehicles parked on the gravel driveway.

  • We love pets and welcome them at Farmstead. We kindly request to keep pets clean after being outside to prevent any damages or stains. Please pick up after your pet outside – there are waste bags provided in a holder hanging by the rear door. There are also elevated bowls for larger dogs to eat + drink comfortably.

  • Check-out is at 10am. Prior to check-out, please hand wash used dishes or start the dishwasher, clean up any food debris (to prevent insects from finding it), clear out any items in the refrigerator/freezer, and gather trash & recycling to place in the outdoor bins.

  • In the event something is damaged, we ask that you please let us know as soon as possible. We will do our best to work with you to resolve the issue but request that guests pay the cost to repair items that are damaged or replace items that are not able to be repaired. We also reserve the right to charge additional cleaning, maintenance, etc. fees for issues related to your stay.

A few important details, tips + tricks.

  • We will provide the door code for the keypad with your check-in details. Please ensure the front and rear doors are closed and locked when you are away from the property.

  • The WiFi network is Farmstead and the password is ladybug9330

  • Please do not discard anything in the toilets except toilet paper. The mirrors above the bathroom sinks all open and the downstairs left mirror has towels behind it. Makeup remover wipes are provided in the bathrooms. Please do not use washcloths, towels or other linens to remove makeup. The bathroom fans run with a remote fan in the attic so you may not hear it, press the button and the fan will run for 15 minutes. Keep the bathroom door closed as the hot steamy air can set off fire alarms.

  • The house uses radiant heat — keep in mind it takes time to raise the temperature. Please do not change the thermostats. The TV room in the basement has a small space heater that will quickly take away the chill — it is a stone basement so it is naturally cool. Please do not leave the space heater on while unattended.

  • The house does not have central air conditioning. Opening windows on either side of the house will typically get a nice cross-breeze to help keep the house cool. A portable air conditioner is typically in the basement – it needs to be vented out a window and will keep the entire house cool if the house is closed up early in the morning.

  • The wood stove can be used, but no more than two logs at a time. There are also small fire starter sticks provided. The damper on the front goes to the right to start a fire, then closed to the left once the fire is going. Please leave ashes in the stove or take them directly out using the removable collection box below to one of the fire pits.

  • There are two dials on the sauna heater, one for temperature and one for time. Both dials must be turned to heat the sauna, but do not turn dials all the way, it won't work if you do this. Keep in mind this is in 1 hour increments. We request running the fan using the button in the bathroom to help remove the hot air. Please keep the bathroom door closed as the hot air can set off the fire alarms.

  • There are two Sonos speakers located in the living and dining room. No app is necessary to use them, simply stream from your preferred device.

  • While we do what we can to control them, you may see or hear pests inside including mice and various insects from time to time — just part of the charm of the house.

  • The rear patio string lights can be turned on or off using the small oval shaped remote hanging by the back door.

  • Please keep the windows closed if any inclement weather is expected. If you need some air movement you can open the top windows and most likely rain will not enter the house. Days that are expected to be very warm it is best to close all windows in the morning when the house is cool, the house will retain the coolness most of the day.

    Enjoy Michigan: Celebrating the great state of Michigan through original apparel + a curated selection of Michigan-made goods from around the state.

    New Bohemian Cafe: A local favorite for breakfast (try the Kev McMurphin), deli sandwiches, soups and fresh baked treats. A great selection of coffee and tea as well!

    The Mitten Brewing Company: The taproom proudly offers unique examples of classic beer with 14 styles on tap, as well as wine and cider from local producers. Guests are encouraged to order food from neighboring eateries.

    Leelanau State Park: Located at the tip of the Peninsula, the park is home to more than 1,550 and showcases the Grand Traverse Lighthouse Museum. We recommend the Hiking Trailhead that leads to the Observation Platform with amazing views of Lake Michigan.

    Tom’s Food Market: Tom’s is a women-owned business carrying a wide variety of local items grown and made in Northern Michigan for over 75 years.

  • Hop Lot Brewing Co.: Complete with campfires, assorted picnic tables, outdoor games, s’more roasting and more. Sit under the Northern Michigan sky in the beer garden, or enjoy one of their fresh brews in the tap room after taking a stroll through the maple and pine trees.

    Wren: Located in then historic Hose House in Downtown Suttons Bay, Wren offers fine food and drinks in a causal atmosphere featuring ingredients from local foragers and farmers.

    Poppy Things: Here you will find a curated collection of handmade soft goods, jewelry, self care products, and unique paper goods.

    Hansen Foods: Established in 1993, Hansen Foods is an independently owned family grocery store that services the Suttons Bay and surrounding communities.

  • Northern Latitudes Distillery: Featuring unique bottled spirits, craft cocktails, spirit tasting, barware, and gift shop. Stop in for a complimentary tasting!

    Fiddleheads: Fast, casual, eclectic breakfast and sandwich shop with full bar. We recommend anything with their homemade focaccia bread!

    9 Bean Rows: Artisan bakery, cafe, market, and no-spray farm with year-long CSA. Make sure to try their fennel bread or pizzas made in their pizza oven during the summer!

    Lake Leelanau Boat Rentals: Head out on the water by renting a fishing boat, pontoon boats, water bike, kayak, canoe, or paddle board!

  • Village Cheese Shanty: The never-trendy, tourist-friendly, palate teasing, village cheese shop located in the heart of Fishtown. Try any of their well-known delicious sandwiches (we recommend them on pretzel bread)!

    Picnic: Get all your picnic necessities in a one-stop shop including sandwiches, salads, fudge, candy, ice cream & charcuterie boards.

    Madcap Coffee: All about providing excellent coffee and exceptional cafe hospitality. They source each coffee through traceable, direct relationships with producers around the globe.

    Carlson’s Fishery: Fifth-generation fishery focusing on sustainability while producing often imitated but never duplicated smoked fish, whitefish sausage and fish pâté.

  • Farm Club: A gathering place to celebrate land, honest food and community. Farm Club is a farm, restaurant, brewery, bakery and marketplace.

    Jolly Pumpkin: On Old Mission Peninsula, this well-known establishment is a combination brewery, restaurant and tasting room.

    Forrest Food Studio: This cozy eatery feels more like a dinner party with communal dining than a traditional restaurant. The menu changes monthly and a multi-course set dinner menu is available on Friday and Saturday evenings.

    Brew Coffee Bar: An independent cafe and coffeehouse in the City Opera House with all-day breakfast, microbrews & wine.

    Artisan: An innovative casual/fine dining restaurant with waterfront views serving seasonal, sustainable, local Great Lakes inspired menus.

    The Little Fleet: Year-round bar and food truck venue May-September. They pride themselves on being the best bar in Traverse City serving handcrafted cocktails, local beer, and wines by the glass or by the bottle.

  • Sleeping Bear Dunes: 65 miles of protected shoreline, plus many more on the preserved wilderness islands of North and South Manitou. Discover a seldom-visited hideaway or a popular spot with plenty of activity. AKA, “the most beautiful place in America.”

    The Mill: A historic mill converted into a modern-day cafe partnering with high quality local purveyors to deliver a difference you can taste.
